Explore →Many two-story homes here have kitchens tucked behind a wall, with a pass-through or a small bar facing the family room. Removing or reshaping that wall can transform the space, but it is a structural question first. We check whether the wall is bearing, what is running through it, and whether a beam or engineered support is needed before promising an open plan.
Larger floor plans also make room for a true working island, a walk-in pantry, or a separate prep area. We plan clearances, appliance placement and lighting together so the room works for daily cooking, not just for photos.
Cabinetry is usually the longest lead item on a kitchen project, and custom or semi-custom orders can take a while to arrive. Counters, especially large slab islands, also need templating after the cabinets are set. We lay out the order of operations early so that the schedule reflects real material lead times, not wishful thinking.
Calabasas homeowners often want a refined look with high-end appliances, so we coordinate gas, ventilation and electrical needs with the appliance package before cabinets are finalized.
Flooring, backsplash and lighting come last, but we pick them early so the whole kitchen reads as one design.
Moving cabinets, plumbing, gas lines or electrical typically calls for a permit through the City of Calabasas Building and Safety Division. Interior kitchen work is often simpler than exterior changes, but some HOAs still want to know about it, especially if windows, venting or structure are affected. We confirm the requirements for your community and manage the permit process.
