Bungalow bathroom rebuilds
Original hall bathrooms in 1920s and 1930s homes are small and often have old plumbing. We rebuild them with new pipe, a proper pan and tile that fits the home's age.

Girl Flip plans, permits and builds bathroom remodels for Santa Monica homeowners, from 1920s bungalows in Ocean Park to condos and homes north of Montana Avenue.
Santa Monica homes come in layers. There are 1920s and 1930s Spanish and Craftsman bungalows, mid-century apartments and condos, and larger houses north of Montana Avenue. Many of the bathrooms in them are small, original and overdue for a rebuild.
A Santa Monica bathroom remodel has a few things to plan for that inland projects do not. Coastal air is hard on metal fixtures, older plumbing is common, and many lots have tight access from an alley or a narrow street. We plan for those details from the start.
Girl Flip is a licensed, women-led, family-owned contractor, and we have built bathrooms on the Westside, including a full gut bathroom in Pacific Palisades. We handle the layout, plumbing, waterproofing, tile, vanity and fixtures, plus permits when they apply.
Our citywide bathroom remodeling service page explains the full scope. Planning more than a bathroom? See our kitchen remodeling and ADU construction pages.
Every Santa Monica bathroom is scoped in writing after a walkthrough. These are the projects we plan most often here.

Santa Monica is its own city, so permits go through the City of Santa Monica building department, not LADBS. Moving plumbing, changing a shower location or adding circuits generally needs a permit, and we handle the paperwork when one applies. Neighboring cities, such as Beverly Hills and Culver City, run their own departments with their own rules.
Homes near the coast may sit in the coastal zone, which can add review for exterior work. Interior bathroom remodels usually are not affected, but we confirm for your address before you plan anything outside the walls.
If your bathroom is in a condo or a rental unit, building rules and tenant protections may apply. Santa Monica has strong tenant protections, and many buildings set working hours and require plan approval. We read the rules first and plan around them.
Many Santa Monica lots have narrow driveways or alley access. We plan material drop-offs, parking and debris removal early so the crew is never fighting for space.

A bathroom remodel starts with a discovery call and a walkthrough, then a written scope and estimate where you choose tile, fixtures and the vanity. A typical bathroom takes about six weeks to build once work starts, depending on scope and tile selections. Add time for design choices and, when a permit applies, permit review. We share a clear schedule before we begin and tell you what could change it.

In Pacific Palisades, just up the coast, we gave a full gut bathroom a bigger footprint and built a palette of pastels and gold around it, with custom tile, curated fixtures and thoughtful lighting. It is a good picture of what we do with a small room.

A mid-range full bathroom remodel in Los Angeles commonly starts in the low tens of thousands of dollars, and an extensive gut-and-rebuild can reach the $30K to $50K range. These are general market ranges, not a quote. Moving plumbing, tile choices and shower size move the number most. Our remodel cost guide explains each factor.
Older Santa Monica homes often hide galvanized pipe and cast-iron drains. Replacing them while the walls are open adds cost, but it avoids opening the new bathroom again later.
