Thousand Oaks Remodeling

A remodeling company for Thousand Oaks homes

Thousand Oaks is a city of cul-de-sacs, oak-dotted hillsides and neighborhoods built in distinct waves, from the older tracts near Hillcrest Drive to the newer master-planned streets out in Dos Vientos. If you are searching for home remodeling in Thousand Oaks, you are probably looking at a house with good bones and a layout that no longer matches how your family lives.

Girl Flip Construction is a licensed California general contractor, women-led and family-owned, and we take on projects in Thousand Oaks and the surrounding Conejo Valley. Erica Anenberg, our founder and general contractor, runs the builds. Beth Benson, our head of sales and operations, keeps the schedule, the paperwork and the communication on track.

Kitchens are our specialty, and we also remodel bathrooms, open up floor plans, build additions and ADUs, convert garages, and handle flooring, drywall and interior paint. Our work has been featured on HGTV and Hulu. One room or the whole house, you get one contractor responsible for the result. If you are comparing a remodeling company in Thousand Oaks, ask who will actually be on site, who answers your calls, and who signs off at the end. We are happy to answer all three.

The Homes Here

What Thousand Oaks housing stock usually asks for

Much of the city grew up as suburban tract neighborhoods, so a lot of homes share a familiar pattern: a closed-off kitchen, a modest family room, bathrooms that have not changed in a long time, and a back yard with room to spare. Those lots are what make a Thousand Oaks home addition a realistic project for many owners, whether that means a bigger primary suite or a second story.

Newer areas like Dos Vientos and Lang Ranch tend to have larger floor plans and more recent finishes, so the work there is often about updating, reconfiguring a kitchen, or finishing the yard-side living space. Hillier lots add their own wrinkles, from slopes and retaining walls to the oaks themselves. We look at each house before we talk about scope, because the right plan depends on what is behind the walls.

Permits & Approvals

How permits work in Thousand Oaks

Thousand Oaks is its own city in Ventura County, so permits come from the City of Thousand Oaks Community Development Department, Building Division, not from Los Angeles County or LADBS. The city accepts submittals online as well as in person. Structural changes, additions, ADUs and most plumbing or electrical relocations need permits and inspections.

The city also protects native oak trees, and work near a protected tree can require its own approval, so we flag that early on any lot with oaks. If your neighborhood has an HOA or architectural committee, that review usually comes before the city submittal. Our preconstruction package covers plans, structural engineering, energy compliance and permit processing, so the paperwork does not land on you. If a plan needs a change after review, we handle the revisions and keep you informed.

How We Work

How a project runs with Girl Flip

It starts with a free discovery call, where we talk about what you want, what bugs you about the house now, and what you hope to spend. Then we schedule a walkthrough at your home, measure, and look at the existing conditions. After that you get a clear scope and an estimate in writing, and nothing is priced before we have seen the space.

Once you approve, we pull permits, order materials and build. Timing depends on scope, permit review and material lead times, and we tell you where things stand as they change. At the end we do a final walkthrough together and work through anything on your list before we call the job done. Small fixes happen, and we would rather hear about them while the crew is still on site.

Good Questions

Thousand Oaks Remodeling FAQs

Who do I need for home remodeling in Thousand Oaks, a designer or a general contractor?
For most projects a licensed general contractor is the right first call. We can bring in plans, structural engineering and energy compliance through our preconstruction package, then handle permits and the build. That keeps design, approvals and construction under one roof.
Do you take on additions and ADUs as general contractors in Thousand Oaks, CA?
Yes. Girl Flip is a licensed California general contractor, and we take on additions, ADUs, garage conversions and full-home remodels as well as kitchens and baths. The first step is a free discovery call, then a walkthrough so we can look at your lot and the existing house.
Do I need a permit to remodel my home in Thousand Oaks?
Usually yes for structural work, additions, ADUs and any change to plumbing, electrical or gas lines. Cosmetic updates like paint or simple flooring often do not. The City of Thousand Oaks Building Division decides, and we handle permit processing for the projects we build.
Can you build a home addition on a hillside or oak-covered lot?
Often, yes, but those lots take more planning. Slopes can call for engineering, and Thousand Oaks protects native oaks, so work near one may need separate approval. We look at the site during the walkthrough and tell you what we see before you commit to a design.
How much does a remodel cost in Thousand Oaks?
It depends on the size of the project, the structure, the finishes and permit requirements. We do not quote numbers over the phone. After the discovery call and a walkthrough, you get a clear written scope and estimate so you can compare it to your goals.
Do you handle HOA approvals for remodeling projects?
We can prepare the drawings and documents an HOA or architectural committee asks for, and we build to what gets approved. Submitting to the HOA is typically your step as the owner, and we will tell you what to expect so the review does not hold up your start date.
