Westlake Village was laid out in the 1960s and 1970s around a man-made lake, and a lot of the housing you see today dates from that first wave of building. Tract homes with vaulted ceilings, closed-off kitchens and original bathrooms are still common. Many of them are solid houses that simply no longer match how people live.

What the housing here usually calls for

The 1970s neighborhoods around the lake, such as First Neighborhood, Foxmoor and Westlake Hills, tend to have compact kitchens, dated cabinet boxes and bathrooms with a single small vanity. Opening a wall between kitchen and living space is one of the most common requests we hear about in homes of that age, and it often leads to a structural conversation about beams and bearing walls.

Newer areas like Three Springs have bigger floor plans, so the work leans toward finish upgrades, primary suite changes and outdoor-facing additions. Westlake Island and the other gated pockets have their own character, with lake views and waterfront lots that people want to take advantage of.

Lots in and around the village are not all flat. Hillside sites bring retaining, drainage and access issues that we plan for up front, not halfway through demolition.

Permits and Approvals

Who signs off on a Westlake Village project

The City of Westlake Village contracts with the County of Los Angeles for building and safety, so building permits and inspections run through LA County Public Works rather than a city-run counter. Plan check is submitted through the county's EPIC-LA system. Zoning questions, including ADU zoning clearance, go through the city's planning staff.

Then there are the neighborhood associations. Westlake Village has many individual communities, and many have homeowners associations with architectural standards. Exterior changes, additions and sometimes even paint and hardscape may need approval before work starts. Properties in a Very High Fire Hazard Severity Zone also carry added rules, particularly for ADUs.

We handle permit applications and coordinate the paperwork. If you want the full package, our preconstruction service covers plans, structural engineering, energy compliance and permit processing. Check your own HOA rules early, and we will help you assemble what the review needs.

How It Works

From first call to final walkthrough

It begins with a free discovery call. We talk about what you want, what is bugging you about the house, and what you are hoping to spend. No pressure and no pitch.

Next comes an in-person walkthrough of your home. We look at the layout, the structure, the plumbing and electrical, and anything unusual about your lot. After that you get a clear scope and estimate in writing, so you can see what is included and what is not.

Once you sign off, we build. Erica Anenberg runs the jobs as general contractor, and Beth Benson handles sales and operations, so you know who to call. Timing and cost depend on scope, permits and material lead times, and we talk through all of that before the estimate is final. A final walkthrough closes things out.

Yes. Many homeowners combine a kitchen, bathrooms, flooring, paint and drywall into one coordinated project, which keeps the sequence of trades tidy and avoids tearing the same space apart twice. We plan the scope together and give you a single estimate for the whole job.

Our shop is in Canoga Park, and the 101 corridor ties the west Valley straight to Westlake Village, which sits right at the Ventura County line.
