How Much Does a Whole House Remodel Cost in Los Angeles in 2026?

There is no honest single price for a whole house remodel. Here is how the number gets built, and what we can say for certain.

Short answer: nobody can give you an honest single price for a whole house remodel in Los Angeles without seeing the house. The cost depends on the size of the home, how much of it we gut, and the finishes you choose. What we can do is show you how the number gets built, where the money goes, and the starting prices we do publish for kitchens and bathrooms.

What a whole house remodel includes

A whole home remodel updates most or all rooms in the house. The walls and layout mostly stay, while kitchens, bathrooms, floors, paint, lighting and finishes are replaced. A full gut renovation goes further and strips the home to the studs so old plumbing, electrical and drywall can be replaced and walls can move. Many projects are a mix: some rooms get a refresh and others get a full gut. Our full home remodeling page explains the difference in more detail.

How we build a whole house budget

We add up the parts. The biggest parts are almost always the kitchen and the bathrooms, so those come first.

Part of the projectWhat it coversHow it affects the price
KitchenCabinets, counters, appliances hookups, lighting, plumbing, electricalStarts at $50,000 for a cosmetic refresh, $200,000 for a full remodel and $450,000 for a custom kitchen
Each bathroomTile, waterproofing, vanity, fixtures, shower or tubBathroom remodels start at $40,000
Structural changesMoving or removing walls, new openings, beamsNeeds an engineer, plans and a permit, so it adds design and permit cost as well as construction

Floors, doors, windows, paintWhole house finishesScales with square footage and your selections
Plans and permitsDrawings, engineering, energy compliance, permit processingRequired for most whole house projects

All pricing includes labor and construction materials only. Finishes are determined by your selections. Starting prices are where a project begins, not a quote. The number for your home comes after a walkthrough.

What pushes the price up

  • Gutting to the studs instead of refreshing. New plumbing, wiring and drywall add work in every room.
  • Moving plumbing, gas lines or walls. Layout changes cost more than keeping the footprint.
  • Surprises behind the walls. Prior unpermitted work, water damage and outdated systems are common in older homes.
  • Custom cabinetry, large stone slabs and specialty appliance packages.
  • Additions, which bring foundations, framing and structural engineering.

Where you can save without hurting the result

  • Keep the layout where it already works. Put the budget into better cabinets and counters instead.
  • Decide finishes before demolition. Changing a selection after materials are ordered is the most common cause of delay and extra cost.
  • Phase the work. Some clients do the kitchen and bathrooms first, then add rooms later. We plan each phase so it fits with the next one.
  • Refresh rooms that only need a refresh. A walkthrough tells you which rooms need a gut and which do not.

How long a whole house remodel takes

A full home remodel with Girl Flip typically takes 8 to 12 months. Design and permits come first, then construction, and homes with additions or structural work can take longer. For a room by room view of the schedule, see our kitchen remodel timeline guide and our process page.

A local example

For HGTV with Tarek El Moussa, we took a Long Beach house through a full gut remodel with an addition, then built two new detached ADUs on the same property. Projects like that show why a line by line estimate matters: every part of the scope has its own cost, and a good contractor lets you see each one. Closer to home, our full home remodeling in Tarzana, Woodland Hills and West Hills pages cover what whole house projects look like in those neighborhoods.

Questions to ask before you sign

  1. Is the estimate line by line, or one lump sum?
  2. Who handles design, engineering and permits?
  3. What is the schedule, and what could change it?
  4. How are changes priced and approved?
  5. Who will be on site, and who do I call?

Common questions

How much does a whole house remodel cost per square foot in Los Angeles?

We do not quote a per square foot number, because it hides the things that move the price most: kitchens, bathrooms, structural work and your finishes. We price a whole home line by line after a site visit.

Is it cheaper to remodel the whole house at once?

Often it is more efficient. One crew, one schedule and one permit package mean less repeated setup, protection and cleanup than separate projects spread over several years. The right answer depends on your home and your budget.

Do you offer financing?

We do not offer financing directly. If you arrange your own loan, we can provide the written scope and estimate your lender asks for.
